When buying real estate in Georgia, we have to be very careful and take into account many important details. Otherwise you can get financial loss and get into very big trouble. Many emigrants are trying to buy an apartment in Georgia and they have to sign a contract with construction companies through a trusted person or family member. In many cases, construction companies have contracts tailored to their interests. For example, it is not provided what sanctions will be imposed in case of non-delivery on time, there is nothing to talk about quality, etc.etc. You should check before buying  : 

  • Building status (accepted or not for exploitation  ) 
  • If you still decide to buy a building that is not accepted for exploitation, you should request the following documents from the City Hall:    
    • Options related to increasing construction parameters;
    • Documents related to the debt of the construction company;
    • Existing documents on the inspection of the building, namely when the said building was inspected, what kind of irregularities were found and whether they were corrected, whether a fine was imposed on the construction company and whether it was paid;
  • Check the cadastral code and be sure to find out if it is burdened with various obligations;   
  • Do not blindly trust the broker. Sometimes real estate agencies also hurt apartment buyers. When the money was taken in advance, the apartment for sale was described very well, they showed a completely different property, and then they re-registered it in a completely different way. Maybe the fraudulent broker is also tied to the seller, so don’t blindly trust anyone. You have to check everything yourself and be careful, especially if you do not know the broker well.  

    Otherwise you may find yourself deceived.
